Houghton Planning Commission approves public hearing for Coles Creek proposal

Try number two is on deck to rezone and develop land on Houghton’s west side near Coles Creek. The new proposal was advanced to a public meeting in late June where it will face a final decision by a unanimous vote.

Derek Bradway wishes to buy the property and develop it into a campground. He says the idea does not run afoul of some of the community concerns surrounding the ideas submitted earlier this year.

The business zoning that is currently sitting on the land, the B-2 with conditions, just doesn’t fit for this development. This development, though, I think better fits the land than the business zoning that’s on it right now. It takes care of a lot of concerns that were on the “314” originally [refers to resolution 2020-314].

Included in the proposal are plans for 18-24 vacation homes on the easternmost parcel. Moving west to Coles Creek, Bradway hopes to install 46 RV hookups and 23 traditional tent sites. He has divided the property into four parcels lettered A-D. Bradway is asking for rezoning parcels B and C, while leaving A and D as they already exist.

Bradway envisions creating a walkway and trail system that connects the Nara trails near Pilgrim River to the Coles Creek property. His proposal includes erecting a boardwalk that takes users to the mouth of Coles Creek and eschewing any other development in that immediate area.

Houghton City Council rejected a plan earlier this year that would allow for general business development on this stretch of land at the municipality’s extreme west side.
